What is allowed?

Owner-occupied or rented flat: what to bear in mind

Before you renovate, it is worth looking at the ownership situation. We clarify this together with you before the start.

Condominium ownership (Stockwerkeigentum)

Owner-occupied flat

  • Renewing floors, walls, kitchen and bathroom within your flat
  • Moving non-load-bearing walls
  • Load-bearing walls, risers, windows and façade usually belong to the owners' association. Their approval is required in line with the regulations.
  • Plan noisy work according to the house rules and inform the neighbours
Rented

Rented flat

  • Small refreshes by agreement
  • Renewals and alterations require the landlord's written consent
  • Clarify beforehand whether changes must be reversed when you move out or will be compensated
Buying

Buying and renovating a flat

  • Have the renovation costs estimated before buying
  • Check the owners' association regulations and minutes, e.g. on planned refurbishments
  • Plan the renovation between key handover and moving in
  • Take the renewal fund and upcoming joint projects into account in your budget

Questions about flat renovation

Christian Vogt
Reviewed by Christian VogtArchitect BA ZFH · Updated October 2026
How much does it cost to renovate a 3-room flat?

That depends on the scope. If only floors and walls are renewed, it is considerably cheaper than a complete renovation with a new kitchen and new bathroom. Our cost calculator shows a ballpark figure by number of rooms and measures.

How long does a flat renovation take?

A new kitchen is often installed within a week, bathroom and kitchen together in around four weeks. Complete flat renovations in our projects usually took six weeks to two months.

Do I need a permit for a flat renovation?

A typical interior flat renovation rarely needs a building permit. A permit may be required for changes to the façade or load-bearing parts, or for a heat pump that uses groundwater. We clarify this for you.

May I remove walls in my owner-occupied flat?

You can usually alter non-load-bearing walls within your flat. Load-bearing walls, risers, windows and façade are usually common property in a condominium. Their alteration requires the approval of the owners' association in line with the regulations.

May I renovate a rented flat?

As a tenant, you need the landlord's written consent for renewals and alterations. Also clarify beforehand what happens to the changes when you move out.

Can I live in the flat during the renovation?

For smaller works, often yes. If the kitchen and bathroom are worked on at the same time, the flat is hardly habitable for a few weeks. Renovating before moving in is ideal.

How do I get a quote for my flat renovation?

After a free site visit you receive a concept and comparable quotes from vetted tradespeople in your region. Request a quote here.

Guide

Guide to flat renovation

In-depth information for your planning. Click on a chapter to open it.

In what order do you renovate a flat?

The right order prevents fresh surfaces from being damaged again. This has proven itself:

  1. Planning and ordering: kitchens, tiles and sanitary fittings have delivery times. Order early.
  2. Strip-out: remove the old kitchen, bathroom, floors and wall coverings.
  3. Pipes and wiring: renew plumbing and electrical installations while walls and floors are open.
  4. Walls and ceilings: plastering and drywall work, putting up new walls.
  5. Bathroom and tiles: waterproofing, tiling, sanitary fittings.
  6. Painting: before the floors, so that they stay protected.
  7. Floors and kitchen: lay floor coverings, install the kitchen.
  8. Finishing: lights, sockets, handover and cleaning.
Renovating a period flat: what to look out for?

Period flats have a lot of charm, but also typical pitfalls. Before renovating, check in particular:

  • Pipes and wiring: old water and electrical lines are often at the end of their service life.
  • Hazardous materials: buildings constructed before 1990 may contain asbestos, for example in floor coverings or adhesives.
  • Floors: old parquet floors can often be sanded and preserved.
  • Sound insulation: with new floor coverings, pay attention to impact sound towards the neighbours.
Renovating a flat in a modern way and saving costs

With smart planning you save noticeably on a flat renovation:

  • All at once: a comprehensive renovation is cheaper than one room a year, because strip-out, protection and coordination are only needed once.
  • Use existing connections: if the kitchen and bathroom stay where they are, installation costs fall.
  • Compare: several comparable quotes show where you get good value for money.
  • Keep what is good: sand the parquet instead of replacing it, swap the fronts instead of a new kitchen.
Checklist for your flat renovation
  • Set goals and budget, with a contingency of around 10 to 15 per cent.
  • In a condominium, check the regulations and inform the management company.
  • In a rented flat, obtain the landlord's written consent.
  • Clarify whether a permit is required if the façade or load-bearing parts are affected.
  • Obtain several comparable quotes.
  • Allow for delivery times for kitchen and bathroom.
  • Inform the neighbours about dates and noisy work.
  • Record handover and warranties in writing.
